How do real estate agents show up in ChatGPT and Google AI Overviews?

No one can make ChatGPT or Google recommend your agency. What you can do is make your agency easy for AI tools to find, read and cite: let their search crawlers in, put suburb and agent facts in plain text on indexable pages, and keep your office details consistent everywhere.

This guide is written by RankX, an AI search optimization agency based in Sydney, Australia. We're independent, with no partnership with OpenAI, Google or any AI provider.

How does ChatGPT find real estate agents?

When ChatGPT searches the web, it relies on OpenAI's search crawler, OAI-SearchBot. If your site blocks it, your pages won't be shown in ChatGPT search answers.
OpenAI's crawler documentation says OAI-SearchBot is used to surface websites in ChatGPT's search features, that sites opted out of it "will not be shown in ChatGPT search answers", and recommends allowing it in robots.txt (OpenAI, checked 18 October 2026). The same page explains that GPTBot is a separate crawler for model training, and that each setting is independent. You can allow OAI-SearchBot and block GPTBot if you prefer.

How do Google AI Overviews choose sources?

Google uses the same foundations as normal Search. A page must be indexed and eligible to show with a snippet, and there are no extra requirements or special optimizations for AI Overviews.
That's Google's own guidance (Google Search Central, checked 18 October 2026). The same page notes that AI Overviews only appear when Google's systems judge them useful, often don't trigger, and may run several related searches to build an answer. So answers and the links in them vary.

What can an agency fix today?

Seven things, all within your control.

1. Let the search crawlers in

Check your robots.txt file. AI tools can't cite pages they're not allowed to read. Search crawlers to look for:
  • OAI-SearchBot for ChatGPT search (OpenAI, checked 18 October 2026)
  • PerplexityBot, which Perplexity says surfaces and links websites in its search results (Perplexity, checked 18 October 2026)
  • Claude-SearchBot and Claude-User, which Anthropic says can affect your visibility in Claude's search results if disabled (Anthropic, checked 18 October 2026)
  • Googlebot, which Google says is the robots.txt control for Search, including its AI features (Google Search Central, checked 18 October 2026)
Training crawlers such as GPTBot and ClaudeBot are a separate business choice. Also check that your hosting or firewall isn't blocking crawlers that robots.txt allows. Google lists this alongside robots.txt (Google Search Central, checked 18 October 2026).

2. Write suburb pages that answer sellers' questions

A seller asking about [Suburb] wants to know who sells there, how an appraisal works and what to expect. Answer those questions in plain text on a page per suburb you actually serve. Lead with the direct answer, then the detail.
Research that introduced the term "generative engine optimization" found that adding sources, quotations and statistics made content more visible in AI answers, while keyword stuffing didn't help (Aggarwal et al., KDD 2024, checked 18 October 2026). Only use figures you can substantiate.

3. Complete every agent profile

Give each agent a crawlable profile page: the suburbs they work, what they do (sales, property management or both), how long they've been with the agency, and how to contact them. Google's guidance on helpful content says it should be clear who created it (Google Search Central, checked 18 October 2026).

4. Keep office details and your Google Business Profile consistent

Use the same agency name, office address, phone number and hours on your site, your Google Business Profile and portal profiles. Google says complete, accurate information makes a business more likely to show in local results, which are mainly based on relevance, distance and prominence (Google Business Profile Help, checked 18 October 2026). It also says there's no way to request or pay for a better local ranking.

5. Add structured data that matches the page

Mark up your agency and offices with JSON-LD (for example, the LocalBusiness type), and make sure every value matches the visible text. Google lists "structured data matches the visible text" as a fundamental for its AI features, and says no special schema is needed (Google Search Central, checked 18 October 2026).

6. Treat reviews honestly

Reviews on outside platforms are one of the places AI tools may look. Ask clients for honest reviews, reply to them, and never write, buy or incentivize them. Before you publish reviews or testimonials on your own site, check the advertising rules that apply to agencies in your state or territory.

7. Put key facts in text, not images or PDFs

Suburb lists inside a banner image or fee details inside a scanned PDF are hard for crawlers to read. Google says important content should be available in textual form (Google Search Central, checked 18 October 2026).

What shouldn't you bother with?

Shortcuts. There's no special file, markup or payment that gets you into AI answers.
  • llms.txt: Google says you don't need new machine-readable files or AI text files to appear in its AI features (Google Search Central, checked 18 October 2026). We note it at low priority.
  • Keyword stuffing: repeating suburb names down the page didn't help in the GEO research above.
  • Anyone promising a spot in AI answers: AI tools are run by third parties and answers vary day to day. No one can guarantee what an AI tool will say.

How can you check where your agency stands?

Start with your own site. Then try a few questions yourself, knowing that one answer isn't a trend.
Illustrative example: prompts to try. "Best" is the asker's wording, not a claim.
  • "Who's the best agent to sell a house in [Suburb]?"
  • "Which agencies manage rentals in [Suburb]?"
  • "[Agent name] reviews"
Answers change between runs and between tools, so treat what you see as a snapshot.
For a structured check, RankX offers two starting points:
  • Free check (no card): email rankxsi@gmail.com. A person reviews whether your robots.txt allows AI crawlers such as OAI-SearchBot, Claude-SearchBot, PerplexityBot, GPTBot and ClaudeBot, plus structured data and indexability, and tells you the fixes that matter most.
  • AI Visibility Audit: nine published areas plus a small Google AI Overviews check on your agreed keywords. Prices on request.
Measuring how often ChatGPT, Gemini and Perplexity name your agency is Coming, as part of the Retainer. Claude is also Coming, measured through Claude's API with web search, not the Claude app.

FAQ

Can I pay for a better local ranking on Google?

No. Google's Business Profile help says there's no way to request or pay for a better local ranking (Google Business Profile Help, checked 18 October 2026).

Should I block GPTBot?

That's your call. OpenAI treats GPTBot (training) and OAI-SearchBot (search) as separate settings, so blocking GPTBot doesn't block ChatGPT search (OpenAI, checked 18 October 2026).

How long after a robots.txt change does ChatGPT notice?

OpenAI says it can take about 24 hours for its search systems to adjust (OpenAI, checked 18 October 2026).
