When a seller asks AI who to list with, what would we do?
A multi-office agency wants suburb, agent and office reads for the questions sellers and landlords ask.
A composite, not a client
Picture a multi-office real estate agency in a regional city. Sellers ask AI tools who to talk to about listing a house. Landlords ask who can manage a rental. The agency has portal profiles, a Google Business Profile and a website, but few pages that answer questions about the suburbs it actually works in. Agent profiles are short, and the offices are hard to tell apart.
We would measure three levels on one fixed prompt list. Suburb: which prompts name the agency for each patch. Agent: which individuals are named, and whether that is for sales or for management. Office: whether the agency brand shows up across its footprint, or only at one address. An agency can be named in one suburb and absent two suburbs over. That gap is the point of the read.
Sales prompts and landlord prompts stay separate, so a question about renting a property is not answered from a sales-only page. Appraisal questions are included only as “how an appraisal is explained”, not as a promise of a price.
The business in this scenario is unnamed on purpose. Where a label helps, think of it as Example Realty Co. on examplerealty.example, a placeholder, not an agency we act for. It is a composite, not a client, and nothing on this page is a result.
Example prompts for this industry
These are examples of what people type. [Local area] stands in for a place. If a prompt says “best”, that is their wording, not a claim we make. A real engagement uses a fixed list you approve.
- Who’s the best agent to sell a house in [Local area]?
- How do I choose an agent in [Local area]?
- What’s involved in selling a unit in [Local area]?
- Questions to ask before listing in [Local area]
- How much is my home worth in [Local area]?
- Who should I talk to about renting out a property in [Local area]?
- Best property manager in [Local area]
- Property manager for a small portfolio in [Local area]
- What’s included in a property management agreement in [Local area]?
- Example Realty Co. reviews
- [Agent name] reviews
- Which office covers [Local area]?
What we’d check first
Before any writing, we check whether AI tools can read and trust what is already public. A pass here is not a result. It only tells us the pages can be found.
- Whether AI crawlers can reach the site, including agent, office and suburb pages, and pages that are only images of text.
- Structured data for the agency, each office and each agent, and whether it matches the visible page.
- Business details, name, address, phone, and the suburbs actually serviced, consistent across the site, Google Business Profile and portal profiles.
- Which agent, office and suburb pages exist, and whether they answer the questions sellers and landlords actually ask.
- Whether sales, management and appraisal are separated, so a renting prompt does not land on a sales-only page.
- Review signals: real reviews only, and whether they are easy to find. We would never write, buy or incentivize one.
- Claims on the site (sales, service areas, fees, “we manage…”) and whether each one can be substantiated.
- Franchise or group brand rules, where they apply, and who has to approve a draft.
Audit, then Sprint, then Retainer
The same ladder as every other engagement. You can stop after any rung. Prices are on the pricing page.
AI Visibility Audit
Checks the site, portal profiles and Google Business Profile for AI readiness, a fix list and a walkthrough call. Prompt measurement is marked “not measured”.
Sprint
We draft the top fixes for your approval: agent, suburb and office pages, seller and landlord FAQs, structured data and consistent details. Review hygiene without writing, buying or incentivizing reviews. A re-audit verifies each fix under the same inputs.
Retainer
Planned: monthly rechecks of promised fixes, new suburbs or agents as you choose, and a report with history. Suburb, agent and office prompt measurement also Coming.
How we’d read the prompts
Prompt measurement is Coming, as part of the Retainer; the audit marks it “not measured” today. A mention means the tool names the business. A citation means it points at a page or profile. This grid is a fictional point-in-time read of the example prompts, not a change over time, and not a client result.
| Example prompt | ChatGPT | Gemini | Perplexity | AI Overviews |
|---|---|---|---|---|

Example data, not a real result
Three levels, read separately
An agency can be named for one suburb and absent two suburbs over. In this example we would keep sales prompts and landlord prompts apart, and read suburb, agent and office on the same fixed list.
- Suburb: who is named for each patch the agency says it covers
- Agent: which individuals are named, and for sales or for management
- Office: whether the agency brand shows up across its footprint
The map is a stylized example of fictional suburbs. It is not a client’s area and not a result. See the page written for agents.
We work within this industry’s advertising rules
We work within the advertising rules that apply to real estate in your state or territory, including how prices, results, fees and service areas are described, with your compliance adviser where you have one.
We would not fabricate sales, testimonials or reviews, and we would not write, buy or incentivize a review. Nothing would be published without the agency’s sign-off. Where the agency is part of a group, we would follow that group’s brand rules and work with head office where sign-off is required.
We’re not lawyers and this isn’t legal advice. Where a claim is unclear, we would work with the agency’s own compliance adviser.
Legal
When someone asks AI for a family lawyer, what would we do?
A three-partner family-law practice in a regional city wants local questions answered without over-claiming.
Accounting
When a small business asks AI for an accountant, what would we do?
An accounting practice wants a clear read on tax and small-business questions in its area.
Financial advice
When someone asks AI about a financial adviser, what would we do?
A licensed advice practice wants educational pages measured, with general-advice warnings kept in place.
